Checking in at THE VINE

Looking for an Update on Progress at THE VINE?  READ ON!

We’ve been busy.  There are numerous “behind the scene” tasks that take place when completing a development of any size.  THE VINE is no exception!  We are excited and moving forward.  Give us another few weeks or so and the site will begin to change dramatically.  We are aiming to start home construction later this year.

Tree Falling Complete

After a few months of avoiding the rain and clearing the land we are happy to announce that all of the major trees have been fallen.  We are excited to move on to the next stage to prepare the land for 16 beautiful high performance homes.

Fourth Reading from the City of Abbotsford

Abbotsford City Council approved our proposal to rezone the land for THE VINE, meaning that THE VINE is officially on the map to occupy single family residential homes!  We would like to thank everyone at the City for being so helpful and encouraging as we move forward with our project.

Design Guidelines

The design guidelines determine the finishes and overall character of the homes to be built.  These guidelines have to be approved by the City before we can begin taking initial deposits for specific lots for custom homes.  We anticipate these guidelines will be submitted to the City in the next few weeks.

Radon Gas in Your Home

What is Radon Gas?

We all want our homes to be as safe as can be for our family. There is a danger that we are just becoming aware of that most people probably haven’t ever heard of in the form of Radon gas.   Radon gas is an odourless, tasteless, invisible radioactive gas produced from the breakdown of uranium in soils.

Why is Radon Gas so Dangerous?

Radon gas is airborne and can be inhaled.  While in your lungs, these particles breakdown even further, releasing small bursts of radioactive energy causing damage.  As a result, there is an increased risk of developing lung cancer when they reproduce.

Did You Know …

Health Canada estimates that about 16% of lung cancers deaths in Canada are attributable to radon.  It’s the second leading cause of lung cancer and the leading environmental cause of cancer.

 

How Can Radon Gas Get Into My Home?

Radon can get into your home anywhere it finds an opening where your home contacts soil.  For example, cracks in foundation walls and floor slabs, construction joints, gaps around service pipes and support posts, floor drains and sumps, and water supply.

To find out if your home has a radon problem you have to measure the radon concentration inside of it.

How Do I Test My Home for Radon?

There are radon professionals in the Greater Vancouver area like Radon Environmental who can work with you to test your home.  They provide radon mitigation solutions for residential homes and workplaces.

As a builder, we use radon mitigation products in the construction of your home to decrease the amount of radon gas capable of seeping into the home.   By doing so, we ensure your new home is safe and free from harmful levels of radon gas.

Health and safety is one of our top priorities, which is why radon mitigation is an important aspect to every one of our new homes.  We urge you to look into what you can do to keep your family safe.

Best Certified Home!

Winner!  Best Certified Home!

One of our custom homes recently won a Special Achievement Award for “Best Certified Home” at the Housing Awards of Excellence Gala by the Canadian Home Builders of the Fraser Valley.  The Drysdale is a home we designed and built for a family living in Chilliwack.

A High Performance Home

This high performance home is certified R-2000 and received an air test of 0.57 air changes per hour.  It has an ICF (insulated concrete forms) foundation, triple glazed windows, airtight drywall, navien hot water tank, low flow toilets, and a heat recovery ventilator for regular fresh air.

Building this home was a great experience and working with this family was pure fun!  The site is located in the midst of beautiful mountains and sheep farms.  There were some days we felt a little guilty for disturbing this peaceful setting with our power tools!

The Blower Door Test

The Blower Door Test

What is a blower door test?

A blower door test locates air leaks by using a special fan to depressurize a house.  Blower door tests are usually performed before and after air sealing to measure the effectiveness of the home sealing.

A blower door is a powerful fan that mounts into the frame of an exterior door located on the home. The fan removes air out of the house, and lowers the air pressure inside. The higher outside air pressure then flows in through all unsealed cracks and openings. A smoke pencil is used to detect air leaks. These tests determine the air infiltration rate of a building.

Blower doors consist of a frame and flexible panel that fit in a doorway, a variable-speed fan, a pressure gauge to measure the pressure differences inside and outside the home, and an airflow manometer and hoses for measuring airflow.

Who needs a blower door test?

Blower-door testing is useful for both new construction and existing homes. By testing a new home, we can determine whether a certain air tightness target has been achieved.  This is especially important when building an ENERGY STAR home or an R-2000 home.  The results of the blower door test are required for certification of the home.

Why is an airtight home important?

  • Energy consumption due to air leakage is reduced
  • Moisture condensation problems are avoided
  • Uncomfortable drafts caused by cold air leaking in from the outdoors are eliminated

We have been performing blower door tests on our homes for over 10 years.  It’s our way of showing our customers we stand behind our promise of building quality into our homes.

Step Up to One Level Living

Every Day Living on One Level

As a builder, I have always emphasized to my customers who are enjoying the ‘empty nest’ years the importance of designing a home that encourages ‘one level living’.  A comfortable home that promotes living safely and independently all on one level.

Designing for Accessibility and Flexibility

A good home design will result in a safe and secure environment that is accessible and flexible.  Spaces within the home include room for social entertaining, active grandchildren, and ample storage.  A level entry at the main entrance and minimal steps from the garage into the home.  Master bedroom and laundry room on the main level.  Consider a design that allows everyday living to take place all on one level, yet still has comfortable spaces for visiting grandchildren, overnight guests, and lively evenings watching the game.

As we age, our mobility needs change.  It’s something we may not think about much in our forties and fifties, but that doesn’t mean we shouldn’t plan for the possibility when designing a home.  36” doorways as opposed to 30” will allow plenty of space for moving furniture and wheelchair access.  Wider hallways, 43” or more, will feel wider and are less confining.  A specific closet designed with a future elevator shaft in mind will allow for longer term mobility within the home.

A Safer Home

A well lit home is a safer home.  Motion lights conveniently installed into stair steps will ensure lighting is always present in stairwells.  Lights in closets and within cabinetry will enhance work spaces and walkways.

The list goes on.  A well designed home will be attractive, accommodating, and adaptable to all stages of life.  If you are thinking about a new home, consider a design that allows you to do all your every day living on one level.

After all, there is no place like home.
